FLORIDA KEYS HOUSE HUNTING TIPS

• Sand or mud bars (often with mangroves) which are partially or totally covered with water

Making a purchase of a developed property, be it a house, condo or whatever is the easiest way to go.  Building your dream house on an existing undeveloped lot is difficult, expensive and time consuming at best and impossible at worst. Every level of government as well as a multitude of special interest groups will have something to do with your project.  Custom building in the Keys is for the strong willed, patient, and those willing to spend considerably more than for an existing house.  

The last two bullets are unsuitable for building, but that doesn't mean you won't find a structure for sale there.

Every house is different here. You will find million dollar houses and  mobile homes next door to each other.  Lots of the homeowners are winter residents with the house or condo empty  in the summer.

Every residence in the Keys is in some way affected by the fact that we live on islands.  Many houses on dry lots are associated with homeowners parks which include water access and perhaps dock space.  A dock on your property or even your Condo doesn't guarantee that your boat can leave the canal system and get to open water.  Local knowledge is required.

IT COSTS MORE:

Dry lot house can cost 4-8 times the cost of similar houses in Florida.

Condos are also more expensive.

Waterfront property demands a premium price everywhere.

HOWEVER:

In my travels up and down both coasts of the U. S., and in many foreign countries, I've learned that:
